Investing in Property:

• Property is an alternative asset class to bonds, cash and equities
• Property has offered better returns than equities on an absolute and risk adjusted basis over the past 10 years
• Property yields usually have a high correlation to bond yields thereby offering investors lower capital value volatility relative to equities
• Property can offer income returns which may be used to service debt in a geared investment
• Property can be an inflation hedge over the long term, particularly where there are lease escalations  
• Property offers increased after-tax returns due to lower tax rates on retirement funds (applies to South Africa)

Investors have the option of investing in listed or direct property (which have performed similarly over the medium to long term).

Direct property offers:

• Stable long term total returns largely as a result of relatively stable capital values

Listed property offers:

• A link to equity markets through earnings growth translating to capital growth
• A link to bond markets through income yields
• Liquidity benefits which enable cost effective realisation of values
• Diversification benefits with property portfolios in varying geographies
