In der Praxis sind das meist betriebsnotwendige Immobilien wie Werke, Produktions- oder Lagerhallen; grunds\u00e4tzlich eignen sich aber auch andere langlebige Assets wie Maschinen und Anlagen. Der Verkaufserl\u00f6s flie\u00dft dem Unternehmen als Liquidit\u00e4t zu und steht beispielsweise f\u00fcr Investitionen in das Kerngesch\u00e4ft oder den Abbau von Verbindlichkeiten zur Verf\u00fcgung. Im Gegenzug zahlt das Unternehmen eine regelm\u00e4\u00dfige Miete und nutzt das Objekt unver\u00e4ndert weiter. Laufzeit, Verl\u00e4ngerungs- und R\u00fcckkaufoptionen sowie die Verteilung von Instandhaltung, Steuern und Versicherung vereinbaren die Parteien individuell. Beim SLB orientiert sich der Kaufpreis am vollen Marktwert. Ein SLB ersetzt damit nicht nur Fremdkapital, sondern auch das in der Immobilie gebundene Eigenkapital.<\/li>\n\n\n\n<li><strong>Unver\u00e4nderter Betrieb:<\/strong> Das Unternehmen nutzt die Immobilie weiter, Standort und Abl\u00e4ufe bleiben unber\u00fchrt.<\/li>\n\n\n\n<li><strong>Planbarkeit ohne Refinanzierungsrisiko:<\/strong> Statt eines Kredits mit Zinsbindung und Anschlussfinanzierung gilt ein langfristiger Mietvertrag.<\/li>\n\n\n\n<li><strong>Weniger Auflagen:<\/strong> Financial Covenants wie im Kreditvertrag sind im Mietvertrag un\u00fcblich. Ebenso wie Banken verlangen Investoren in der Regel Mietsicherheiten und regelm\u00e4\u00dfige Finanzinformationen.<\/li>\n\n\n\n<li><strong>Zus\u00e4tzliche Finanzierungsquelle:<\/strong> SLB erg\u00e4nzt die Bankfinanzierung und schont bestehende Kreditlinien.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Warum ist Sale &amp; Lease Back gerade jetzt relevant?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Banken vergeben Kredite zunehmend zur\u00fcckhaltend: Laut der Umfrage der Bundesbank zum Kreditgesch\u00e4ft haben die befragten Banken ihre Kreditrichtlinien f\u00fcr Unternehmenskredite im zweiten Quartal 2026 erneut gestrafft. Das sp\u00fcren auch die Unternehmen: Im selben Zeitraum nahmen 40,5 % der Mittelst\u00e4ndler mit Kreditbedarf ihre Banken als restriktiv wahr, so viele wie noch nie seit Beginn der KfW-ifo-Erhebung 2017. Bei gro\u00dfen Unternehmen lag der Anteil mit 32,9 % auf dem zweith\u00f6chsten Stand. Gleichzeitig ist der Investitionsbedarf hoch: Laut der BDI-Studie \u201eTransformationspfade\u201c sind in Deutschland bis 2030 zus\u00e4tzliche Investitionen von rund 1,4 Bio. \u20ac n\u00f6tig, rund zwei Drittel davon von Unternehmen und privaten Haushalten.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Hinzu kommt der Generationenwechsel im Mittelstand: Laut KfW streben bis Ende 2029 rund 545.000 mittelst\u00e4ndische Unternehmen eine Nachfolgeregelung an, gut 109.000 pro Jahr. Betriebsimmobilien erschweren dabei h\u00e4ufig die \u00dcbergabe, etwa wenn das operative Gesch\u00e4ft \u00fcbertragen werden soll, die Immobilie aber nicht.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Auf der Nachfrageseite treffen Unternehmen auf einen wieder anziehenden Markt: Im ersten Halbjahr 2026 stieg das Investmentvolumen in deutsche Logistik- und Industrieimmobilien laut JLL um 22 % auf 2,9 Mrd. \u20ac und damit deutlich st\u00e4rker als der Gesamtmarkt (+15 %).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Warum eignen sich Betriebsimmobilien f\u00fcr ein Sale &amp; Lease Back?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In Betriebsimmobilien steckt h\u00e4ufig deutlich mehr Wert, als die Bilanz zeigt: Sie werden zu historischen Anschaffungskosten bilanziert und planm\u00e4\u00dfig abgeschrieben, w\u00e4hrend ihr Marktwert \u00fcber die Jahre oft gestiegen ist. Zugleich bindet die eigene Immobilie \u00fcber Jahrzehnte Kapital, das im Kerngesch\u00e4ft fehlt, etwa f\u00fcr Maschinen, Automatisierung oder Forschung &amp; Entwicklung. Ein SLB macht diese stillen Reserven als Liquidit\u00e4t nutzbar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Im Vergleich zur klassischen Kreditvergabe durch Banken gehen SLB Investoren daneben in ihrer Anlageentscheidung anders vor. W\u00e4hrend Banken bei der Kreditvergabe die Gesamtsituation des Unternehmens auf Basis eines Ratings pr\u00fcfen, bewerten Investoren vor allem die Immobilie (also Lage, Drittverwendbarkeit, Zustand) und den Mietvertrag, d.h. Laufzeit des SLB und die F\u00e4higkeit des Mieters zur Erbringung der Leasingrate. Das schafft zus\u00e4tzlichen Finanzierungsspielraum, unabh\u00e4ngig von bestehenden Kreditlinien.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dass sich dieser Ansatz durchsetzt, zeigt der Markt: Bei den Immobilienverk\u00e4ufen deutscher Unternehmen dominierten 2025 erneut SLB-Strukturen, der Anteil von Produktionsunternehmen stieg dabei von 25 % (2015 bis 2019) auf 46 %.
