Revolving Mortgages

Our Revolving Mortgage is secured against your client’s primary residence to allow access to funds, up to an approved limit, as and when required.
 
Your client will only be charged on the amount drawn down, there are no early repayment charges and they are given the flexibility to draw down funds for buying, refinancing or refurbishing property.

The client: We were approached by a commercial property developer whose income varied from year to year, as it was dependent on the completion of long-term projects.

The challenge: The client was looking to secure a 10-year, interest-only mortgage to purchase their main home at a loan to value of over 70%. This individual intended to repay the capital using profits generated by the completion of commercial projects; however, looking at their 2017 returns in isolation suggested that the client might not be able to support the size of loan.

The client: In this instance, a couple who owned a prime property in London planned to relocate to Africa. They were looking to re-mortgage their UK residence as a BTL property and raise some capital to replenish their liquidity.

The challenge: The property had not yet been let, and although the couple’s net asset value met Investec’s lending criteria, their earnings weren’t enough to support the size of the loan. Also, because the property was not yet let, the property was yet to show any return which could support the loan repayments.
