Investec Bank (Channel Islands) provides £8.17m loan for Field Day

  • Investec Bank (Channel Islands) Limited (“IBCI”), today announces it has provided an £8.17 million property investment loan to Field Day Commercial Property Limited, secured against three commercial properties in Guernsey
  • The loan refinances existing borrowing and supports Field Day’s continued investment in a portfolio spanning office, car parking, retail and leisure uses

A key property within the portfolio is Mill Place in St Peter Port, a comprehensively refurbished 14,000 sq ft mixed-use building providing traditional and serviced office space alongside residential accommodation and an on-site café. Field Day completed the refurbishment and modernisation of the former industrial office building in 2025, updating the property for its current mix of occupiers while retaining elements of its original character.

Field Day Developments is a design-led commercial property development and investment business focused on Guernsey. It acquires buildings where it identifies opportunities to add value through creative development and active asset management, with projects spanning office, leisure, retail and mixed-use property.

The transaction extends a longstanding relationship between IBCI and Field Day. Investec has previously supported the business across a range of property projects, including Upper House, Rock House and Royal Terrace in Guernsey, as well as Bearwood Parade in Birmingham.

Scott Philpott, Business Developer, Guernsey, at Investec Bank (Channel Islands) Limited, said:

“Field Day required financing that reflected the different properties within its portfolio and the company’s plans for continued investment. Investec worked closely with Luke and the Field Day team to provide a practical structure aligned with those requirements, rather than applying a standard lending approach.

“The £8.17 million loan gives Field Day a stable financing base across its Guernsey portfolio. It also demonstrates how Investec’s local knowledge and Offshore Real Estate expertise can be combined to provide property clients with financing shaped around their assets and wider strategy.”

Luke Daynes, Commercial Director at Field Day Developments, commented:

“Investec has supported Field Day across several property projects and has developed a strong understanding of both the business and the Guernsey market. Scott, Peter and the wider Investec team took the time to understand the portfolio and worked with Field Day to shape the financing around its plans.

“Investec provided responsive and collaborative support throughout the process. The strength of the relationship and the team’s practical approach helped deliver a financing structure suited to Field Day’s requirements and its continued investment in Guernsey.”

Field Day is led by Luke Daynes, Commercial Director, who is responsible for strategy, acquisitions, financing and asset management, and Peter Schofield, Development Director, who is responsible for construction, project management and delivery.

The transaction was delivered by Scott Philpott and Peter Roberts, with support from Nicole Sorbie in Credit Lending Services.

Investec’s Offshore Real Estate team provides development and investment finance to property professionals, offshore financial intermediaries and Channel Island corporates with structures or investments in the Crown Dependencies and the UK, across living, office, industrial and logistics, and retail property.

The team provides bespoke and responsive financing across the real estate cycle, with loan sizes ranging from £5 million to £100 million+ and development and investment debt at 50-65% LTV/LTC, alongside offshore banking solutions.

Working alongside Investec’s onshore Real Estate teams gives clients access to broader sector expertise and market insight. For larger requirements, Investec draws on its capital partnerships and syndication capabilities to arrange financing at greater scale.

Recent activity demonstrates this integrated Offshore and Onshore Real Estate approach. IBCI arranged an approximately £80 million investment loan for longstanding client W.RE, secured against St Pancras Campus in London. Across Investec’s wider onshore Real Estate platform, recent transactions include a £22 million loan to Greenridge Opportunities Fund for the acquisition and refurbishment of 3 Temple Quay in Bristol and a £41.3 million investment loan to City & Docklands and Housing Growth Partnership to refinance North Kensington Gate in West London.
