Case study: 60% buy-to-let remortgage for entrepreneur with portfolio income

When an entrepreneur wanted to remortgage a buy-to-let property in London, Investec was able to look beyond rental income and consider returns from his diverse investment portfolio to provide a 60% LTV facility.


Our client

A successful entrepreneur in the technology industry approached Investec when he wanted to remortgage a buy-to-let property in London.

The client had income from multiple sources including a diverse share portfolio and two additional investment properties.

The challenge

The existing tenancy on the property was due to expire. This meant the entrepreneur needed a lender who could look beyond rental cover and take a holistic view of affordability and consider other earnings and assets when determining an appropriate loan amount.

The property also had a co-owner.

The solution

Investec works with several entrepreneurs and professionals who have income from different sources. We were pleased to support this hard-working individual and his broker by providing a 60% LTV facility for £1m. Affordability was based on the value of his investment portfolio and income expected from the sale of another property.

While the client was the sole borrower, the property’s co-owner was asked to provide a guarantee.
