Case study: High LTV mortgage for new Partner at law firm

When a lawyer wanted to purchase a new family home within months of moving to a new firm, Investec was able to take his full financial profile into account and offer a high LTV loan.


Our client

A Partner at a law firm approached Investec when he wanted to purchase a five-bedroom family home in London.

The client had recently joined a new law firm and had excellent career prospects.

The challenge

The client wanted to borrow around £2m to purchase the property. Like many of our clients, he received a salary in foreign currency. He was also due to receive a significant amount of his income in profit distributions. Therefore, he needed a lender that could take his earning trajectory into account and offer a high LTV loan from day one, while he waited to sell his existing home.

The solution

Investec is comfortable with variable income streams and can take currency market volatility into account. We structured the mortgage in two parts to offer an overall LTV of 95%. This included a fully amortising tranche to lower the LTV within the first five years.
