A broker approached Investec to support a high-net-worth client who was looking to purchase a five-bedroom townhouse in south west London. The client was a senior executive at a prominent investment bank who had a complex income structure.
The problem
The client was paid his salary in sterling but received annual bonus payments in US dollars. In addition, the client could incur US tax liabilities on gains made on any foreign exchange transactions, which may be used to make capital reductions on a UK mortgage. This needed to be factored into affordability calculations.
The solution
By working with the broker to understand the client’s full financial profile, we were able to help this high-net-worth client secure their new family home in London. Investec offered the client a 90% LTV mortgage on the property from day one, with capital reductions due in the first ten years, which enabled the client to reduce the LTV to 65%.
