A broker approached Investec to support a high-net-worth client who was looking to purchase a Grade II listed terraced house with five floors in south west London. The client was a Partner at a hedge fund who had a complex income structure.
The problem
The client received base salary drawings and bonus distributions as well as partnership profit distributions and vesting stock. The client was looking for a high LTV mortgage with annual capital reductions to enable him to keep his investments intact.
The solution
By working with the broker to understand the client’s full financial profile, we were able to help this high-net-worth client secure a new family home in London. Investec offered the client a 90% LTV mortgage on the property from day one, with capital reductions due in the first 15 years, which enabled the client to reduce the LTV to 65%. The same lawyer acted for Investec and the client, which made the process efficient.
